Split system air conditioning for Maddington homes
Plenty of Maddington sits on solid 1970s and 80s double-brick, tiled-roof homes, often with separate, closed-off living areas rather than the open-plan layouts of newer estates. For these, a single well-placed head in the main living zone and another in the master usually beats one oversized unit trying to push cold air around walls and down a hallway. The recurring catch is the switchboard. Original boards in this part of the City of Gosnells frequently have no spare way for a high-draw circuit, so a new split needs its own dedicated wiring. Because Otter Air is dual-licensed for both air conditioning and electrical, we run that circuit, tidy or upgrade the board, and mount the indoor and outdoor units in the one visit, rather than leaving you to chase a separate sparky.
Maddington also keeps a more semi-rural character in pockets, with larger blocks and the odd older home or addition set well back from the street. Bigger blocks usually give us more freedom on condenser placement, but they can also mean longer line runs, so we plan the route carefully and finish it in neat conduit rather than draping pipe across the brickwork. Newer subdivided and double-storey infill is a different brief again, often suiting a multi-head setup that feeds several rooms upstairs and down from a single outdoor unit. Sitting well inland off the Darling Scarp foothills, Maddington cops dry, baking summers with no sea-breeze relief, so sizing the unit to the actual room genuinely matters here.
Whether it is a fresh split system installation Maddington homeowners are adding to a renovated home, swapping out a tired old unit that has lost its bite, or fitting cooling to a master and living area before summer, we quote it straight with upfront fixed pricing. Being just up the road in Huntingdale means air conditioning Maddington callouts are genuinely local for us, and you get one team handling the wall bracket through to the breaker.

See all reviews“Excellent Air Conditioning Installation Service! ⭐️⭐️⭐️⭐️⭐️ When looking to install 2 new aircons at my house, I was recommended to use Otter Air & Electrical and I couldn't be happier with the service provided by Matt and his assistant. From the initial enquiry through to the completion of the installation, the entire experience was seamless, professional and efficient. Matt responded promptly to emails, arrived exactly on time as scheduled, highly professional and the whole experience was stress-free. On the quote, he provided a few options with breakdown details of what is included in the price and makes it easier to make the decision. On the day of installation, the process was completed on schedule and I'm very happy with the quality of the work. They took great care to keep the work area clean and tidy throughout the job, and once finished, they thoroughly cleaned up, leaving everything spotless. Thank you very much, Matt and team and I would highly recommend this company to anyone looking for a reliable, professional and efficient aircon company.”
